All-Inclusive Property Management Contracts
Monthly Contracts Starting at $350
Contract me as your all-inclusive Mountain Home Liaison, to walk your property as often as you choose, from several times per week to just twice per month. You and I will design the ideal service menu to meet all of your caretaking needs.
An all-inclusive contract always includes regular home inspections and security checks, seasonal preventative maintenance, and liaising with third party contractors to ensure the job is done right. In addition to property management, you can add as much or as little housekeeping, handyman and honey-do services as you desire to ensure your peace of mind.
Weekly property inspections include (but are not limited to):
- Fire Protection System check
- Walk interior perimeter to monitor pest activity and leaks
- Walk exterior perimeter
- Check circuit breakers
- Security: Switch different lights on/off
- Security: Lighting and outdoor security adequate:
- Winter: Shovel decks, sidewalks etc.
- Summer: Water plants
- Vehicle Maintenance: Start vehicles
- Check HVAC
- Hot Tub: Chemical test
- Housekeeping: Remove garbage
- Flush all toilets; Run dishwasher; Run all taps and test temperatures
A La Carte Property Maintenance Services:
- Caretaking & Home Inspection: $45 per hour
- After Hours Emergency Services: $75 per hour
- Maintenance: $45 per hour
- Manual Labor and Lawn Care: $45 per hour
- Operation of chainsaw and Pressure Washer: $45 per hour
- Contractor Supervision (Including plumbing, electrical, landscaping): 15% of Contracted Labor Project Fee
A La Carte Housekeeping Services:
- Housekeeping – Standard: $35 per hour
- Housekeeping – Back-to-Back Arrival (less that 24 hour turnaround): $50 per hour
A La Carte Concierge Services
- Airport Transportation: Car delivered and collected from Steamboat/Hayden Airport (HDN): $90 per trip
- Honey-Do Drive Time (parcel, dry cleaning pick-up etc.): $30 per hour
- Concierge Services – Booking Restaurants and Activities: $30 per hour
